Construction Progress / Lender Inspections
This monthly on-site evaluation (inspection)report substantiates construction progress and recommends disbursement of funds requested by the pay application in accordance with work in place. Included in our monthly report fee: travel to site, review of pay application, change orders, lien waivers and other project documentation and customized observation report. We are also happy to attend pay application meetings if required.
Pre-Construction Review
Completed at the onset of a project, this thorough review consists of an analysis of plans, specications, project cost breakdown, land surveys, geo-tech and environmental site reports. We contact required government agencies to verify project conformance with local building and planning departments, zoning ordinances and re department regulations.
Property Condition Survey
When an existing project is under consideration for purchase or re-nance, this report provides an in-depth look at existing property conditions, an estimation of deferred maintenance costs, and establishes a recommendation for maintenance reserves.
Cost-to-Complete Reports
This report provides an evaluation of a construction project that has already commenced. We will prepare an estimation and breakdown of hard cost funds necessary to complete construction
